Why do you need a RICS Home Survey?

Our reports use a simple traffic light system, with plenty of photographs, to help you understand the condition of the property you are buying.
Our business model allows us plenty of time for pre- and post-survey discussion, tailoring the experience to you and allowing for a thorough debrief of any defects we find. This is where our practical experience ensures good advice moving forward.
Choose this report if you're buying a conventional house, bungalow or flat, built from common building materials and in reasonable condition.
The service includes:
We will inspect inside and outside the main building and all permanent outbuildings, recording construction and significant visible defects. We will not use force or open up the fabric of the buildings, but will, where accessible, inspect loft spaces, storage areas and cellars.
We will inspect the condition of boundary walls, fences, permanent outbuildings and areas in common (shared) use.
Building services i.e. gas, electric, heating and hot water, are generally hidden within the construction of the property. This means that only the visible parts of the available services can be inspected, and we will not carry out specialist tests. We will lift drain covers where accessible.
Reports feature a traffic light system, for simple communication of each element's condition. We use a variety of photographs to enhance our reports and always follow up with a post-survey phone call.
The Level 3 report is suitable for all property types, but is ideal for historic/listed buildings, non-traditional construction, properties that have been subject to significant alterations/extensions and for properties requiring full refurbishment.
This level of inspection is more detailed than a Level 2. It will address matters such as the materials used for each part of the building, defects and remedial options, as well as issues related to the future maintenance of the property. For example, during a Level 3 survey we will open all windows in the property, whereas we may only operate a sample for a Level 2 report.
We will observe the building services i.e. gas, electric, heating and hot water, in normal working operation where the vendor has given permission and if it is safe to do so.
Similar to the Level 2 report, the traffic light system provides a clear and easy-to-understand survey. This provides peace of mind and enables you to make an informed decision about your new home.
